    We would like to see both Fannie Mae and Freddie Mac provide resources that would help non-profit developers preserve and keep affordable housing affordable--especially in neighborhoods that are gentrifying. We see many developments that need to fill gaps in for 4% LIHTC deals to go forward in order to preserve developments that were developed more than 15 years ago and could move to market rate rental without an infusion of capital through 4% credits.

    In addition top gap financing, low interest pre-development loans could be useful for some projects as well as equity investments as the market has softened.
