    I have received quote of $350/square foot for low grade build of a 650 square foot Adu. Not including permits, fees, and taxes. That's $300,00 for a 1 bedroom Adu. You have to consider debt to income ratio needing to be higher for anyone to qualify for this loan. First positions loans are already raising debt ratios high with homes in the area being $1million and median area income being $90k. So most single family home owners already have a fully utilize debt to income ratio and won't be able to meet standard loan requirements for a second loan to build an Adu.
