    I am in favor of smart tenant protections for the multi-family rental industry. I hope landlord protections can carry equal weight. The portfolio I manage has seen a 100%+ increase in property taxes over the last 4 years as well as a 300% increase in insurance premium during a single renewal period; Not to mention utility (water & electric mainly) and material prices are constantly increasing. If rent protections can be offered to tenants, it should be paired with expense protections for landlords (property tax, insurance, utilities). Without it, no property can withstand the dramatic increases in expenses. Properties will fall into disrepair (After paying insurance, taxes and utilities, nothing left to reinvest in the property)and the tenants will left in deteriorated housing.
