As a member of Tenants Taking Control, an organization of tenants in Madison Realty Capital's East Village Portolio, I would like to see Federal protections to cap rent hikes and prevent evictions without good cause. I would also like to see closure of the loophole in NY State housing laws which allows landlords to combine rent-regulated apartments and set a new extremely high first rent. This practice destroys the limit stock of affordable rent stablized apartments in the middle of a New York City Housing Crisis. Landlords also currently keep rent-regulated apartments off market to drive up the rent of available apartments or to combine them in the future. Federally levied fines or additional property taxes could discourage this practice.
