As a former tenant, I can attest to the conditions of housing instability that affects many communities across the nation. As such, I echo the points brought up by the NLIHC on what the FHFA can do to address, that being to impose just-cause eviction protections, ban source of income discrimination, maintain habitable properties, and limit rents from major hikes without demonstration of financial necessity. California has many laws relating to this, but most of them require tenants to file cases in court due to landlord noncompliance otherwise. Tenants generally do not have the financial ability to sue, especially given how close many are to homelessness. As such, we need all levels of government to be more proactive of enforcing such basic protections.
