The best way to protect tenants, in the long run, is to encourage investment in our country's housing supply. The worst thing you can do for tenants, in the long run, is to regulate investment and investors in ways that cause investment to flow into other investment types. The root of our country's housing problem is not greedy landlords,it is the lack of supply. Real estate investors work on small margins and need to employ a lot of capital to stay in business. Rent control only helps a few existing tenants while acting to discourage investment ion real estate and making matters worse. Please don't default to the politically popular "solution."
