I agree with the FHFA that we need measures in place to ensure fair and affordable housing for all US citizens, and non US citizens living in the United States. However, I do not feel that rent control and other federal regulations are the proper solutions. Primarily, this could significantly impact the economy by limiting the amount of real estate transactions that take place. Rent control can also decrease affordability by keeping long-term tenants in lower cost housing even as their economical status increases, thus not providing the opportunity for other lower-income tenants to move in. In addition, it encourages landlords to limit maintenance in order to keep the property profitable. This, in turn, would have a negative affect on the neighborhood and could ultimately effect the home values in the area.
