    It would benefit such a huge swath of people if tenant protections could be mandated for properties with government-backed loans. A ceiling on rent increases would allow tenants much more security in their housing situations and save them the panic, stress, and huge financial burden of having to leave when they can no longer afford rent. Safety requirements for housing under government-backed loans seems like a no-brainer to me, but there are millions of tenants across the country living in buildings with black mold, sub-standard accessibility, countless other issues that affect personal health and safety, and also government protections for the landlords who aren't fixing these issues?? It doesn't make any sense. These issues have gone on for too long, and it's so encouraging to think that tenant protections are within reach for millions of people across the country. Safe and secure housing is a basic need, and there is no reason why anyone, much less people who are paying hundreds if not thousands of dollars a month for housing, should have to live in unsafe conditions. Tenant protections on these properties with government-backed loans would be such a major step!
