    Hello. I'm writing to you as a "mom-and-pop" landlord. Please do NOT implement more rent control.

    I own a triplex, live in one unit, and rent the other two. Every year, my expenses increase -- including property taxes, repair costs, landscaping, water service, trash pickup... you name it.

    During the last two years, the rate of inflation was 6.5 - 7%. Yet I was only allowed to increase my rents by 3%, due to local rent control laws.

    I am trying to take responsibility for my retirement and not resort to government assistance. So are many other housing providers, who spent their whole life working, and now rely on their rental properties for their retirement income.

    But how will I ever retire when my expenses keep increasing more than my allowed rent increases?
