    Please, I have been a pro-resident property owner for more than 30 years. All of my experiences are in Rent controlled communities. I have so much respect for my residents, my clients, but I urge you to not support rent control as it currently exists in my communities in the Bay Area. Briefly, rent control only works for those who have lived in the apartment the longest. It increases rental expense for new residents, it prevents people from upgrading their unit since rent control has made all units more expensive, and lastly, it creates a disincentive to upgrading buildings and lord forbid, if politicians ever enact vacancy control. You can kiss private investment in apartments gone, except for the big money developers who politicians conveniently created an escape for multi family investors in property after the 1980’s.
