I have rental housing that I do NOT rent because I have had beautiful property WRECKED by bad actors. I have PTSD around it. I don't think I'd mentally or financially survive another train wreck. I need $10k in assets to want to rent AND 2X rent or 3X rent if furnished. Not a penny less. AND stellar credit. I have NEVER been able to collect for damages though I have even won a malicious possession cause. If you want this kind of housing, build it yourself. The private sector should not have these restrictions. Why would anyone want to go into the rental business? and you create winners and losers. I have seen a woman paying $14 for a $2300 TWO-bedroom apartment and her dog dressed better than most humans. She was a terrible person and it took $10s of thousands of dollars. She refused to pay her $14 share!
