With the surge in pricing on rentals, the fact that an eviction history is legal to discriminate against, the tendency for more property development companies to build "luxury" apartments, that I have seen first hand are built with the cheapest materials legally allowed driving up areas cost of living, and the fact that investment firms are buying up all properties and setting prices as they desire, creating a housing shortage, especially around affordable purchases, it is of the highest priority that tenant protections be enacted. If fact, the proposed protections do not go far enough. Federal rent control, truly accessable first time buyer programs, and the disbanding of investment firm companies that hoard housing, and even rent caps based on income should be enacted. Though knowing the reality of our economy, the protections outlined are the bare minimum.
