    I have been renting for 5 years and have had some bad experiences. Namely the last place I rented from Valley Income Properties. There were issues with the AC during July in Arizona and I tried calling their emergency line but no one picked up. I called every other phone number I knew and still nothing so I took it upon myself to call an HVAC repairman to help with the issue since no one else was. Unfortunately, the issue still persisted and the repairman couldn't figure out the problem. The management company did not reimburse me for their mistake until I gave them a demand letter, even then they paid less then half of the bill of repairs. It took them over a month to finally come in and solve the issue which was to just remove the entire unit and replace it. Turns out the unit was in a fire the year prior. I requested to see when the last inspection was and they refused to give me any information. They left me and my cats in 100+ degree weather for over a month, failed to reimburse me fully and pay for damages (some items were ruined from the heat). Along with failing to keep up with maintenance requests as important as this and blamed me because it was not an "emergency". My electric bill was double then it normally was due to the AC having to work extra hard. I even checked the attic and saw there was NO insulation. The solution to this issue that I recommend is holding landlords/management accountable, more protection to tenants where they can go if they feel they are being abused, a landlord registry so that we may contact our landlords directly because I had 0 communications with them and had to go through Valley Income Properties, and safe, quality, accessible housing standards. I was not the only one who had issues with their AC. 2 other tenants did whose unit were also in a fire. Landlords/companies need to be completely transparent with the quality of the house and allow us to see inspections and when it was last maintenanced. If you can request that for a car that you're going to buy why not a house? I have pictures of texts, phone calls and the empty attic if anyone wishes to see it.
