    I am writing to express my concern about the current rental situation, and I believe that implementing certain measures could greatly benefit both tenants and landlords. It is my strong belief that the Federal Housing Finance Agency can play a crucial role in protecting tenants' rights while maintaining a fair balance for property owners.

    I would like to see the Federal Housing Finance Agency implement guidelines to limit annual rent increases in properties with federally backed mortgages. This could be achieved by capping rent hikes at 1.5 times the Consumer Price Index or 3%, whichever is lower. These limits should be applied universally across all federally backed mortgage programs.

    In addition to rent hike restrictions, the FHFA should implement policies to protect tenants' rights further. Prohibiting evictions without good cause and banning source of income discrimination are vital steps toward ensuring housing security for all. Furthermore, I strongly advocate for enforcing and expanding existing protections against discrimination, as well as establishing safe and accessible housing conditions for tenants' well-being.

    To enhance transparency and accountability, I propose the creation of a landlord registry and the requirement for fair and standardized leases. These measures will provide clarity and fairness in rental agreements.

    I firmly believe that tenants should have the right to organize and voice their concerns collectively. I encourage the FHFA to ensure that tenants have the freedom to organize without fear of retaliation.

    To oversee and enforce these proposed rights and regulations, I recommend establishing an Office of Tenant Protections. This office would be responsible for upholding tenants' rights and ensuring compliance in all properties with federally backed mortgages.

    I sincerely believe that these changes would lead to a more balanced and respectful rental market, benefiting both tenants and property owners. Thank you for considering my suggestions.
