    Enforcement of current tenant protections (discrimination is a big problem), limits on rental increases, no rent increases for those on fixed income (SSI, disability, etc.)

    No rent hikes for senior citizens or single parent households. Minimum required units to be rented to single parents and seniors.

    Maximum 3% rent increase in any given year.

    Certain percentage of all units financed by FHFA must be designated for affordable housing.

    Rent does not need to be paid when there are known habitability issues or serious maintenance issues that have been reported by tenant, but not repaired.

    Responsibility to work with tenants if they have qualifying circumstances impacting their ability to pay rent (i.e. they are a little bit short on rent due to an illness, but are able to pay in full later).

    No rental increases more frequently than once every 24 months.

    No surprise "fees" or increases of fees outside of 90 day notice justifying the increase, with protest period for tenants to challenge.
