I live in a Manufactured home community and our lot rent has increased by $10 a month each year for the past several years until this year when it increased by $25. The trend in recent years is for large corporations or investors to buy up communities and then raise lot rents and fees to the point that seniors and low income families cannot afford to live in the MH community, but there is no place for them to go except on the street. I believe if these corporate entities, investors, etc want to finance the sale using Fannie Mae or Freddie Mac, they should be required to raise monthly lot rent and fees by no more than the cost of living increase over the previous year and be required to maintain the park. Homeowners/renters should have protections and enforceable recourse to force the landlord to maintain their roads and utilities.
