As a small former landlord I have experienced running small 5-10 unit buildings. I found that if you charge a fair rent and provide good maintenance of the apartments and complex the overwhelming number of tenants are happy, as was the landlord. Currently more and more landlord are real estate ventures whose goal is to make obscene profits, often neglecting maintenance of apartments and the complex. Sadly the current financial system rewards crappy landlords. Indeed, it encourages slums and screws tenants, and our society. I believe some new rules requiring reasonable maintenance figures for landlords will help but it needs to go further requiring personal liability if the group fails to keep up the apartments and complex. Tenants need to have input as to whether funding should be granted. This latter point is key to improving the current broken financial system.
