    Hello,
    My name is Leo Murrieta, I am a tenant, I live in Henderson, NV and I am a supporter of the Homes Guarantee Campaign. 
    I am writing to you because rent in Southern Nevada is way too high and it continues to increase and outpace wages across the region. My parents also rent their housing and have also endured continued rent increases even though they are on a fixed income, there appears to be no relief in sight. My husband and I support my parents financially, so whenever their rent increases, it places a burden on them as well as my husband and I, but there doesn't seem to be anything else that can be done to protect against crazy rate hikes. 

    The Federal Housing Finance Agency should protect tenants by limiting annual rent hikes to 1.5 times the Consumer Price Index or 3%, whichever is lower, in properties with federally backed mortgages. These limits should be applied universally as a requirement to all federally backed mortgage programs. 

    In addition to limits on rent hikes, the FHFA should prohibit evictions without good cause, ban source of income discrimination, enforce and expand existing protections against discrimination, require safe and accessible housing conditions, create a landlord registry, require fair and standardized leases, ensure tenants have the right to organize, and create an Office of Tenant Protections to enforce these rights in all properties with federally backed mortgages.
