Nationwide regulations ignore local variations. Tenant protections vary greatly between student housing in college towns, senior housing in retirement communities, from employment centers to farming communities, from Anchorage to LA, to SF, to NY, to Chicago, to Detroit and throughout rural areas in America; each has its own needs.
Should FHFA choose to implement a "one size fits all" approach, consider a tenant's ability to pay when considering protections against non-payment of rent evictions.
