    I am a section 8 tenant for several years. My current landlord placed a clause in my lease that states any repairs costing $250 is my responsibility. In my 4-5 years in the unit I have purchased parts for the air conditioner thT I've never heard of. I have had air conditioning breakdown every summer in which he want me to pay for servicing. The list goes on. And I don't thunk it's fair for yhe simple fact that we're forced to rush signing a lease and aren't aware of this suspicious clause. He also has a team of repairmen that charge about $220 for services, assuring you will be responsible.
