    I am almost a life-long tenant in Florida ( South and Central). Landlords have made promises for long rental terms, and have surprised me ( the perfect neatnik paying renter!) with suddenly a refusal to renew because they want to rehab to raise the rent ( I am elderly) - or they left me with TOXIC rentals that looked OK at move-in but proved to be almost deadly forcing a move, per my Drs. as landlords refused to fully remove mold, asbestos, fiberglass, mold emitting from 1974 ACs and would rent or sell it " as IS" getting around the testament written that says " They know of no other problems" deceiving buyers or renters unless the tenant/ buyer pays for inspections ad remediation! I have had to move every two years since 2005 .. the cost of moves is going up and now I hardly have enough for I years survival retirement age monies after being drained of these costs for years ( cost to pack, clean, and rent movers you have to pay truck gas for ROUND TRIP and costs a fortune each move).
    On Affordable rents: THAtTindustry is TOTALLY corrupt ( good ol boys foundation and political connections/ lobbyists) to State Legislature (n who robs from the Affordable Housing set-asides reducing it yearly. Landlords have all the power in FL and not even DeSantis will do anything except for 1st Emergency Responders ( a good thing - but they make good money - low-income / middle-class struggling need more financial breaks than they do!)

    Take the life of an elderly person who has no family or income and lost savings not of their fault ( that's me): At age 80
    rent and affordable apt. I have spent hundreds of dollars to be placed on a waitlist they will NEVER tell you the status. They do not put your " deposit" in escrow for taxes, or towards the next deposit when any apartment comes up and before approval ( income, etc). To cover your chances to have a roof over your head, you MUST put a lot of money (down most do NOT have) - it is literally throwing money to the wind - you have no idea if you will get a return - so you are wasting PRECIOUS MONEY YOU DO NOT HAVE! If you are lucky to get an apartment ( after the 10s of thousands waiting desperately) and you are in a current lease, at this time, I would have to pay my Rental Lesor $ 3800 to vacate early to obtain the affordable rental I have waited for years to get ( most people don't get one). There is no security or proper maintenance but at least I think I have a roof over my head until I die. After 5 years I go to renew my lease. I am told that the GOV. the contract is finished and now the $1200 2 bed apt is now $3500 ( market rate.) The only place to go? The Streets! THIS is a form of elderly and middle-class GENOCIDE - eventually the ruin of our country!!! China is already winning the internal war against America- but she really doesn't have to do more - we are killing ourselves with OVER-REGULATION and in the opposite sense, we are killing our populations' lives by allowing the rape of our citizens' property and the creation of law that does not protect ANYONE BUT ILLEGALS WHO WE ARE PAYING FOR BUT CAN"T GET THE SAME BENEFITS WE ARE FUNDING!!! Where is common sense applied anymore to to freedom and protection?

    My suggestion may enable crafting FED policies that INCENT not PUNISH ( like the police state we are enforcing now, yet simultaneously letting crime and brainwashing of facts rule! I hope you have good constitutional lawyers to refine my thoughts! The feedback I provide is real
    Suggestion:
    INCENT (taxes) States to pass tenant protection/ rent increase protection laws PLUS a method to report grievances without legal fees that public lawyers can attempt Landlords to change/ repair. These cases should then be reported to the FED.States will be incented via tax-breaks - or more or less funding - by the legal repair for health, safety, and egregious greed that impacts citizens everywhere to the point that they are being totally impoverished) by The FED, THAT way we are not ADDING TO THE ALREDAY Far too big- and controlling Government interfering in our lives and freedom - but have AN EFFECTIVE WAY of pressuring States to manage compliance of the protection- and incent changes to Affordable Housing laws ( incent both Developers, Builders and Lessors as well as Countywide Economic Development! )

    Where does the STATE and FED GOV. think the elderly ( single parents and disabled) going to go? Every state has about the same egregious pricing! At age 85 with all savings gone because of Government policies redistributng tax payer funds for illusionary utopias of green life forcing purchase we cant afford just to get to work and live...THE Low income especially ONLY HAVE ONE OPTION...THE STREET!

    What a disgusting SSHAME has been brought on our country.. that the least of us who have always done the right thing enf their lives ( or in the case or single parents with kids and little income) end up in the Street because of the realities of housing kicked down the political road!

    States should b mandated to pull in their financial belts just as the suffering middle class... who cant afford rents or a little home! For the elderly - you have to be rich to go o retirement facilities - so THAt is NOT the answer!

    There should be incentives for new Affordable Housing - not slumtypes, butit has been proven that crime and mainetnacee is better kept in life-style dignity that WILL NOT REDUCE REAL ESTATE VLUE BUT DD TO THE COMMNUTY ( agof just that)...Builders can be mandated to provide landscaping, FT maintenance schedules, safety, and viable design!

    My rent has gone up from $900 a month ( an increase from 2010-2013 and since then has gone up EACH TEAR from $850- $1713. The last two ret hikes ( mlebourne FL0 : ist yr = from $900 - 1400 groos , ear 2 Raised 200 a month, and now another 4100 a month. I am spending almost $22,000 dollars a years. Not only has the base rent gone up but the lessors are making us pay $25 for Building ( outer) insurance, valet ( we don't use, etc.)

    T My ;anlors property was listed as having set=asides for 30 units, but they have denied it - even tough I would qualify. LIVE ACT in FL should be addressing these issues - the ones I mentioned are nationally universal and creating a social DISASTER! and will break down the families and our society as a result!

    I also want to say that a mold problem is rampant in FL and Landlords are not required tofulfillclean air quality. I got lung tumors because I breatehd the txins from the 1974 ACDuct the landlord refused to fox!

    The problem: federal should NOT control our lives any more than they are trying. Our country has become like a police state! What the Feds haveto do is: Enter f edral laws enforcing States to oversight and maintain laws that protect tenants without their having to go pay lawyers they can't afford to pay! It has be to set on a reporting Federally and then a mandate from FEd to the States to fix the issue and report State findings. That way,if they dodge the tenant rights, it can then be taken on a personal injury legal case, andcan open it up to similar complaints for acivil case.
