    I own a house in VA. The house is worth about $1 million. The land is worth $400K. My mortgage loan balance is only $250k. How much capital needed to cover my default risk? ZERO. Worst case, you get the land, minus foreclosure cost.

    I believe the stress tests you conducted reflected correctly the risk GSEs could need to handle. The updated capital requirements for GSEs, are not persuasive. Too high. We know it, and you do too.

    To get proper return on equity, you tried to raise G fee for most, but not for other "preferred" home buyers who should pay more because of higher risk. It backfired.

    Truth will prevail, either during your term or another director's term.
