Affordability in California is at an all time low. The Area Medium Income's are not comparable with affordability therefore, making the initiatives that the FHFA has incorporated into the LLPA's for Fannie and Freddie will not expand homeownership. Unless the Area Medium Income's are re-evaluated and aligned with housing prices, nothing will work. Fannie Mae's Home Ready and Freddie Mac's Home possible are non existent in most of the states as well as other high cost areas. Also, inconsistencies with Bond Programs and Income limits continue to be prevelant. The entire lending system needs to be overhauled.
