As an appraiser, working with the 1004 hybrid product has been a pleasure. I get to analyze data and track market trends as opposed to spending time driving to properties and comparable sales. My quality has increased and I receive far fewer revision requests from clients as I find myself spending more time "in the report", developing sufficient commentary, and consulting with brokers now that I spend less time traveling. I encourage the Federal Housing Finance Agency to expand the use of the 1004 Hybrid form and continue working with appraisal modernization throughout the appraisal industry.
