To me as an appraiser I think the obvious benefit of the Hybrid appraisal is not having to schedule inspections with the homeowner/POC. Another benefit to the Hybrid report is that it has allowed me to expand my coverage area. I have completed many assignments that are not close to my home office location. I believe that I have geographic competence and market knowledge to complete assignments that I would not have accepted due to location and distance to travel. This has allowed me the opportunity to receive more assignments . With the data available including tax records, peer data, aerial photos, etc, I am confident in my ability to provide an accurate appraisal.
