    Modernization of appraisals (3rd party information gatherers) and using AVM's may work in completely homogenous new neighborhoods, however, in suburban and rural areas with widely varying quality of construction and condition it would be a disaster. This would also be true for older urban market areas that are going through a revitalization stage. Secondly, utilizing a third party to gather data in the field who is not a qualified appraiser would certainly pose unintended risks and inaccurate data. It seems to me that this is an effort to fix something that is not broken. But what do I know, I'm only boots on the ground out doing this for a living.
