    It is imperative that human certified residential real estate appraisers be utilized for the entire appraisal process from data collection to report delivery. Data regarding the subject property which might be collected from a third party will not be processed as effectively as if it were a seasoned and experienced real estate appraiser doing the data collection in the field. For example, experience when measuring the subject property is extremely important. The county provided building sketch is incorrect 100% of the time to some degree in the 5 counties in Central Florida which my firm covers. When the subject property is CORRECTLY measured by an experienced certified appraiser, this is extremely important and matters greatly for the accuracy of the appraisal report conclusion.

    There is an opportunity to better design the Fannie & Freddie appraisal forms, however. Many fields are too small and would benefit from enlargement.
