    If you move forward with allowing unlicensed people to do some of the work of appraisers (home inspections) or allow more waivers or AVM use you are asking for a disaster. After 2008 you made it incredibly hard to become an appraiser. I know this because I recently went through the process to become one. Those requirements were in an attempt to "restore the public trust." Is that plan just out the window now?

    You have no idea what kind of messes I find when inspecting houses on both conventional and FHA loans. Dirt against siding, no handrails in stairways or on decks over the minimum height, signs of pest infestation, animal urine smells, dry rot, holes in the wall inside of cabinets, overflowing sewer lines coming out of the ground on the side of the house and more nonsense.

    You really think that taking the properly trained professional out of the process is an example of "modernizing" that process? Is there something wrong with the real estate industry right now? Because it seems like everything is doing just fine without you tinkering more. Do you need a project to point to and say "look what we did" even if it's not a good policy? You are just going to open the doors to all kinds of liability and fraud.

    Please don't push this absurd idea forward.
