    I work very hard to provide solid appraisal work which technically helps the lender and not the home owner. The thing is though when I do find a problem it will impact a number of people, homeowner, buyer, seller. With appraisal wavers I find that over the past few years I'm working for rich people because now anything below 450K does not require an appraisal so lenders are either using the wavier or not ordering. So what about the average person? They no longer get to benefit from my experience in the market. AVM, might work if a home strongly conforms but honestly I see very few that do conform to a point that an AVM could be considered as reliable. I just think that getting rid of an appraiser means putting the mouse in charge of the cheese. Your then left with realtors and lenders setting the price to be checked by a computer model. They are easy to manipulate. The answer you get can be impacted by the data that is added. Its not so hard and the problem will compound over time.
