    AMC's are choosing appraiser's who don't call for repairs and dumping those who do. Paying high fees to those who rubber stamp. Requiring more revisions to appraisal with repairs and putting as is appraisals straight through.
    Appraiser's should be required to review any inspection reports. Agent's and owner's need to make disclosures to the appraiser. This is good for the economy and good for the housing stock.
    The appraiser should communicate the report directly to the lender. Some AMC's modify appraisals.
    AMC's do not show the communication with the lender to the appraiser.
    Appraiser's need direct contact with the underwriter.
    Many underwriters don't understand house construction.
