The real estate financing industry has worked years to see that fair value is placed on property be financed. Our whole economy depends on truth in lending. Appraisers or appraisal trainees must not only view exterior but also interior of property to be financed. It is of major importance for present owners to provide essential information regarding the four major elements to obtain insurance. These are the age of the roof, electrical, plumbing, and heating and cooling. The process for appraisers can be streamlined by required paperwork and trainees who are taught to obtain that information and take pictures. The BPO system has been a disaster as you have real estate agents perform value for properties that they are not trained in. Many do not demonstrate the ability to obtain market value through comps. In my opinion, the main key is Training correctly and use only trained persons that are accountable to a high standard of professionalism.
