In regards to use of Hybrid appraisals, I recommend that the third party collecting the home information be licensed by the State appraisal board and be required to carry errors and omissions insurance. Furthermore, the liability to the offsite appraiser with regards to the property appraisal inspection process should be limited to the information provided in the third-parties report.
