I am recommending providing appraisal waivers to any buyer, seller or geographic neighborhood identified as a primarily minority occupied, and permit automated valuation methods to be utilized to determine value instead of a traditional appraisal. A consent form from the buyer/borrower, seller and lienholder should be signed acknowledging that an appraisal waiver is the desired intent to establish market value.
