    As a Realtor, the appraisal process can be one element in which a defined number (appraisal amount) is determined based upon an opinion of collected information by one individual. That opinion only as good as the data. When you have an appraiser that knows very little about an area it can be either a higher appraisal or a lower appraisal depending on which data they use.
    What an Appraiser holds to be more important versus a Realtor can be subjective. Typically, both use proximity (distance) to collect data. However, if the area around the subject isn’t equal to the subject (even though square footage and style of home may be similar) it doesn’t always add up. To have a 3rd party collect data, could be good or worse than the current status quo. As with Zillow, values can be all over the place. If Realtors and Appraisers could work in conjunction, from agreed upon established guidelines, the Homeowner would be the winner.
