    The UAD is designed to place properties in a computer set. Appraisers are consumed with data entry and often conflicting data due to the absolute that is being put on interpretation. Since the birth of UAD appraisers have been dragged down with data entry which has increased the amount of time it takes to complete an appraisal. Which then created the birth of the appraisal waiver. The AMC model has also increased thurn times in the appraisal process and increased the cost of the appraisal on borrowers. The AMC model needs to be addresssed as we see more and more the AMC is not only causing havoc in the overall process they are now hiring staff appraisers to complete appraisals which is completely not what the AMC was created for. I wiil persoanlly see AMC's take two to three weeks to assign an order trying to find the fastest an cheapest appaiser. Another unintended consequence. If we are looking to speed up the process an at the same time protect the public from reckless valuation models then I agree that looking at the forms is a great start. The extended data entry of the forms is time consuming and the AMC model needs to be regulated to prevent them from their bully tactics of trying to force appraisers t accept assignmnets for below customary and reasonable fees. AMC's need to not be allowed to offer assignmnets for a specific fee but rather offer assignments and request what appraisers fees are. I dont know an appraisal firm in my area that has ever tried to charge more than what is reasonable but every day wee see AMC;'s shopping for weeks on end trying to find an appraiser to work for peanuts. The AMC model has become just a lets find the cheapest appraiser tactic which is detrimental to our profession.
