    1. When buying mortgages, require energy and water benchmarking. many of these projects would have had needed a green building certification, many do not benchmark the project which means, if you don't measure it, it does not exist.
    2. Audit those buildings you buy mortgages on for energy and water efficiency. The operations and maintenance is reduced when measurables are a contingency, furthermore, alleviates a financial burden on the building users and helps us get to achieve a milestone on improving our energy use and climate goals.
