Our November 2013 median sale price was $940,000. The higher balance conforming loan limits are arguably a benefit for the both the buyer and the seller here. The cities that make up the South Santa Barbara County corridor are small coastal cities; because of our proximity to the Pacific Ocean and the Los Padres National Forest, there is extremely little new housing construction in any given year. This and demand for the area pushes prices up. What may seem like a lot of money somewhere else, will buy you far less here. Much of California in general has higher housing prices than much of the nation. In my opinion both as a mortgage holder and as a Realtor, the higher the high balance conforming loan limits here the better.
